Ownership: History and Context

The properties and lands will be sold through the purchase & sale of the company that owns them.

The project was based on the recovery and adaptation of the houses of Loural, a village in the Union of Parishes of Cadafaz and Colmeal, between the Açor and Lousã mountains, in the district of Coimbra.

The original promoters, a Portuguese and Dutch engineering couple, acquired the urban and rural properties—including a forest totaling more than 31.5 hectares.

Rehabilitation: Supported by a European Program

Rehabilitation began in 2008, supported by a European program for the economic valorization of endogenous resources.

The six renovated buildings (1,068.06 m²) have been restored to high standards and have operated as a retreat center for the past 4 years, with bookings until the end of the year and positive cash flow operations.

Meanwhile, the rehabilitation project for three other properties has already been approved, totaling 288.23 m², with capacity for 10 additional bedrooms and living spaces.

A total of 1,801.61 m² constructed area is already registered. The cultivated land totals seven hectares, including a one-hectare permaculture garden and more than 100 fruit trees, already producing for daily consumption.

Public infrastructure such as streets, sanitation, and water supply was carried out by the Municipality of Góis, which invested 253,000 euros with European funding through the Mais Centro and Proder programs.

Ruins and Cultural Remnants

There are several ruins and a watermill ripe for reconstruction, with existing plans and some building approvals.



Far-stretching Viewpoints

Several terraces across the different houses offer scenic 360-degree views. At Casa Mama:

  • An outdoor dining area seats between 20 and 40 people.
  • A tête-à-tête mini terrace is suspended above the pool for far-reaching views over the lush vegetation.
  • Each house features windows facing the landscape.

Pure Natural Water

Water is integral to the project, with natural access to pure fresh water provided by five waterfalls in the surrounding area.

A stream runs alongside the property, guaranteeing water autonomy from the natural sources and waterfalls. An outdoor natural well built on the mountainside helps channel irrigation systems towards the permaculture garden and newly planted trees.

Chlorine-treated water is available for the refreshing outdoor pool facing the majestic mountain ridges, with an adjacent indoor sauna.

The village includes:

  • Hot water provided by solar panels
  • Heating provided by wood-fired boilers
  • Public infrastructure such as streets, sanitation, electricity, and water supply
  • Glamping area with 20 beds, a natural pool, and endless development possibilities

The entire site is a pioneering project in sustainable living, with self-sufficient systems and appliances producing all the energy and water it needs to operate independently.

Diving into the Green

The cultivated and pasture areas, including a one-hectare permaculture garden and over 100 fruit trees near the forest, provide a sustainable lifestyle and healthy outdoor breakfasts.



Eco Village: A Compass Rose
The village is a peaceful estate with a perfect balance between retreat and connectivity, wild landscapes and centuries-old landmarks, privacy and silence, with a sense of off-grid loss of time.

Distance from Coimbra, Porto, and Lisbon

Located approximately 25 km from the center of the municipality of Góis and 60 km from Coimbra, 190 km from Porto, and 230 km from Lisbon, this heritage combines history, comfort, and sustainability in one place. The town of Góis and the eco-village are flanked by the Açor and Lousã Mountains, with feet dipped in the Ceira River, a paradise for hikers and nature lovers.

The natural reserve in the largest mountain range in Central Portugal is the source of the Mondego, Zêzere (a tributary of the Tagus), and Alva rivers.

Among the 27 Schist Villages (Aldeias do Xisto), most are located around the Lousã Mountain Range: Aigra Nova, Aigra Velha, Candal, Casal de São Simão, Casal Novo, Cerdeira, Chiqueiro, Comareira, Ferraria de São João, Gondramaz, Pena, and Talasnal (left picture).

The Eco Village may serve as a chlorophyll-rich destination for short stays for visitors traveling from Porto to Lisbon via Coimbra, Aveiro, the ocean coastline, or via the spectacular landscapes of Serra da Estrela Natural Park.

Altitude is attitude for hikers, birdwatchers, deer lovers, and anyone on two wheels. The eco-project allows long stays with options for hiking, bathing, birdwatching, dog walking, cycling and exploring the mountains' natural wonders. Torre in Serra da Estrela: 1,993 m is highest point in mainland Portugal. Alto do Trevim is at ~1,205 m in Serra da Lousã, Pico da Cebola is at ~1,349 m in Serra do Açor.



For city and culture lovers, the village offers swift access to Portugal’s main urban highlights. Porto is about 1h45 by car, and Lisbon about 2h10 via highway. Even closer are three UNESCO World Heritage sites: Coimbra (1h), Tomar (1h30), and Batalha’s Monastery (1h50).

West: the Atlantic coastline is home to world-renowned surf destinations such as Nazaré (2h), Peniche (1h50), and Figueira da Foz (1h15). East: the estate offers one of the most spectacular scenic drives toward the Spanish border.
